In order to preserve understanding and peaceful coexistence among all residents, compliance with the Community Rules is necessary, especially with the following:
The pool is a communal service and must therefore be used correctly by everyone. Thus, strict adherence to the following recommendations is necessary:
- Do not use air mattresses or similar items in the pool.
- Maintenance and hygiene of the pool water through:
- Mandatory shower before swimming.
- Instructing and supervising minors not to urinate in the water.
- Avoiding oils, creams, and sand on the body when bathing.\Bicycles, scooters, skateboards, and ball games are prohibited in the pool area.
- Access to the pool area is prohibited for any kind of animals, let alone bathing them in the showers or pool.
- Minors must always be accompanied by an adult.
- The pool access gate must remain closed at all times to prevent unaccompanied minors from accessing it.
- Reserving pool areas by placing towels or sun loungers is not allowed. It is a free and communal space that everyone can use without any restrictions, even if only temporarily.
- The use of any glass objects is prohibited, and picnicking in the pool area is not allowed.
Furthermore, maximum respect for the rest hours of all owners is requested, avoiding loud and unnecessary noises, especially during the hours:
- Before 10 in the morning.
- Between 3:00 PM and 5:00 PM.
- After midnight.
Pet owners should take extra care during these times, ensuring that their pets do not roam freely in the residential area (whether leashed or unleashed). In any case, it is their obligation to pick up their pets’ waste. Likewise, feeding stray animals is discouraged to prevent their proliferation in the residential area.
Due to the scarcity of parking spaces during the summer months, all owners who do not reside in the area known as “casitas” are requested to refrain from using the parking area in front of these houses, as all houses except these have their own parking spaces or garages.
Owners and tenants of the “casitas” houses are requested to refrain from lighting barbecues on their terraces and in the gardens to avoid disturbing their neighbors. It is also reminded that the garden at the back of the “casitas” is a common area for both upper and lower house owners, and therefore, no owner should install any permanent fixtures in that area (furniture, inflatable pools, flower pots, barbecues, etc.).
Owners of ground-floor houses in the “casitas” building are encouraged to install air conditioning units at ground level rather than on the wall beneath the windows of the upper houses, which suffer from noise when these units are in operation. In any case, it is requested that they try to avoid running these units at night.
It is reminded that hygienic wet wipes (baby wipes) should not be flushed down the toilet, as they are a primary cause of blockages in the plumbing and sewer system.
Finally, all residents are reminded that compliance with the rules and proper use of common elements is an obligation that benefits everyone. Therefore, everyone must contribute their cooperation to avoid confrontations or undesirable situations.
Once again, owners renting out their homes are reminded to convey these recommendations to their tenants, as they are responsible to the community for any disturbances and damages caused by them.
