The first step is to get in touch with our Homeowner Consultancy team. They will walk you through our services like smart home technology, desired welcome package for your clientes, assess whether your property is a good fit, and discuss your personalized key holding fee, the price for cleaning and explain how the commission(s) work. If you choose to proceed, you’ll sign a intermediation contract for rental. We will also conduct an initial inspection, advice you on how to prepare your interior, clean and prepare your home’s online listing. We always aim to get your rental up and running as quickly as possible.

Once your home is ready for guests, Retiro Sol will handle everything you need to achieve maximum profit, including:

  2. Fire Extinguishers: Install fire extinguishers in the kitchen and on central locations.
  3. Smoke Detectors: Install smoke detectors in every bedroom, corridor, and escape route. We will regularly test and maintain them.
  4. Cleaning: Thoroughly cleaning between guest stays, including washing bed linens, towels, and cleaning surfaces.
  5. Maintenance: Regularly inspections and maintaince of sanitary facilities, electrical installations and heating/air conditioning systems.
  6. Guest Identification: Keeping copies of guests’ identification and provide this information to local police.

As your vacation rental partner, we’re here for the long haul—and we hope you are, too. We believe in earning your long-term trust, not locking you into a rigid contract. You can cancel your Retiro Sol agreement at any time with a 2-month notice. During this notice period, we will continue to manage any existing bookings. After the notice period ends, we will stop accepting new reservations, but will still handle any bookings made before the cancellation.

At Retiro Sol, we keep things simple with a fee for our essential services. No hidden costs. If you own a vacation home and want to know about our property commission fees, we charge an 18% (or 5% if you bring your own guest) commission plus VAT, along with any commissions from OTAs (Online Travel Agencies). Also we charge you a monthly key holding fee.

Customer rents 21 nights: €2760 (€240* end cleaning is included)
Cost Booking.com**: (15% Commission): €414 + (1,1% Payment cost): €30,36 = €444,36
Commission Retiro Sol: (18%): (€2760 – Cost Booking.com: €444,36 -) * 18% = €416,82 + 21% VAT = €504,36

Amount paid to owner: €2760 –  Cost Booking.com: €444,36 – Commission Retiro sol: €504,36 – Cleaning: €240 = €1571,28

* The actual cleaning costs are determined during the intake.

We also provide the property with toilet paper, kitchen towels, laundry detergent, dishwasher tablets, cleaning cloths, sponges, coffee, tea, sugar, and wine. This is to ensure that guests can easily get through the first few days. As the owner, you determine which services we offer. All these items are optional, and during the intake process, we will discuss with you which welcome package you would like to provide.
