Rules Alqueria Sol

All owners will have the obligation to keep their block and the common areas of the Community in perfect condition, making use of their moral authority, if they see or have knowledge of any activity against the same.

  • Art. 1. – Ball games, games with rackets, and/or any other games that may cause a nuisance to the residents, and also because they may damage the SATE of the facades, are not allowed.
  • Art. 2 – As a general rule, dogs or any other loose animal (except guide dogs) are not allowed to stay and circulate. Pets must be accompanied by their owners and kept on a leash when leaving the property. The owners of the animals will be responsible for any dirt or damage that may be caused by the animals in common or private areas.
  • Art. 3 – The use of radio-transistors, music equipment or similar in the swimming pool garden must be with headphones, to avoid disturbing other users.
  • Art. 4 – The breakage or deterioration of a common element, due to improper use or use contrary to its purpose, will give rise to the economic demand to the owner who caused it, for the amount of the invoice for the repair of the said common element. Art. 5. It is forbidden to step on and pass through places not foreseen for passage, especially in garden areas.
  • Art. 6. – In the garden, the hours of rest shall be from 15:00h to 17:00h and from 24:00h to 9:00h.
  • Art. 7. – In the swimming pool, the hours of rest shall be from 15:00h to 17:00h and from 24:00h to 9:00h.
  • Art. 8 – The opening timetable of the swimming pool will be from 1/07 to 31/08. Art. 9. – Children under twelve years of age, who are not accompanied by adults who are responsible for them, will not be allowed to use the swimming pool. The Community cannot be held responsible for any accidents that may occur to unaccompanied minors.
  • Art. 10 – The use of mats, balls and/or floats which may disturb other users of the pool is not permitted.
  • Art. 11 – Children and adolescents must play in a respectful manner, taking care not to disturb other bathers.
  • Art. 12 – The throwing of bombs, heads or any other game dangerous for the integrity of the swimmers must be avoided.
  • Art. 13 – Under no circumstances are animals allowed in the pool.
  • Art. 14 – It is compulsory to shower before entering the pool, effectively removing any suntan lotions or creams.
  • Art. 15 – It is forbidden to bring glass objects, bottles, cans or any other container that could be harmful into the pool area.
  • Art. 16 – Smoking and alcohol consumption are forbidden inside the swimming area. Art. 17 – When leaving the swimming pool area, each resident must take with them any object they have previously brought with them (towels, sun loungers, goggles, etc.), and must not leave anything in the swimming pool area when they are not in the area.
  • Art. 18 – Owners must dispose of their rubbish in the rubbish bins outside the Urbanisation, and may not use the Community rubbish bins for this purpose.
  • Art. 19 – No advertising signs are allowed in the communal areas.
  • Art. 20 – The installation of all air-conditioning units will be carried out in the corresponding pre-installation, and their installation on the facade is strictly forbidden.
  • Art. 21 – Owners residing on upper floors, for safety reasons, must not place elements such as flower pots, flower vases, or any other type, on ledges, windows and balconies.
  • Art. 22 – It is not permitted to install clotheslines in the openings, windows and balconies facing the exterior fagade.
  • Art. 23 – Each owner must park within the parking space limitation lines.
  • Art. 24- It is not permitted to accumulate bicycles and other belongings as a “storage room” in the stairwells, unless they are for daily use.
  • Art. 25- All Owners must make these Internal Regulations available to their tenants.

The purpose of these rules of coexistence is to promote the common enjoyment of the urbanisation, and the normal and correct relationship between neighbours and owners, and therefore calls to attention for non-compliance must be dealt with immediately, without the need for further requirements. In the event of repeated non-compliance with these “Norms of Coexistence” by owners or tenants, the Community may proceed against them in the legally appropriate manner”.
